Peterborough in Numbers

The latest ONS data (July 2025) pegs the average house price in Peterborough at around ยฃ229,000, with Zoopla putting the cityโ€™s 12-month average closer to ยฃ248,787.

 

Plumplotโ€™s broader postcode snapshot comes in higher, at roughly ยฃ285,000, reflecting new builds in growth areas like Hampton and Cardea.

 

Detached homes are still commanding over ยฃ350k on average, while two-bed terraces are typically selling in the ยฃ180โ€“190k bracket.

The Peterborough property market is cooling but not collapsing.

 

 According to Rightmove, the average asking price in September was ยฃ261,000, down 1.2% from August.

 

Detached homes still fetch a premium ยฃ370,000 on average while terraced houses hover around ยฃ195,000.

 

Semi-detached homes, the cityโ€™s bread and butter, are steady at ยฃ245,000.

 

โ€œViewings slowed after the summer holidays, but serious buyers are still making offers,โ€ said Melissa from Orton Waterville, who listed her three-bed semi last month.

 

โ€œWe had fewer viewings than expected, but two were ready to proceed quickly.โ€
