Peterborough in Numbers |
The latest ONS data (July 2025) pegs the average house price in Peterborough at around ยฃ229,000, with Zoopla putting the cityโs 12-month average closer to ยฃ248,787.
Plumplotโs broader postcode snapshot comes in higher, at roughly ยฃ285,000, reflecting new builds in growth areas like Hampton and Cardea.
Detached homes are still commanding over ยฃ350k on average, while two-bed terraces are typically selling in the ยฃ180โ190k bracket.

Fitzjohn Ingle |
When it comes to reading the market, Fitzjohn Ingle are often ahead of the curve in Peterborough. This autumn, they say buyers are less jittery about interest rates and more focused on quality of life.
๐ฌ โWeโre seeing steady demand for family homes in Hampton and Werrington โ buyers want space, schools, and a strong community feel. Itโs not just about price per square foot; lifestyle factors are leading decisions,โ says a Fitzjohn Ingle adviser.
They note that well-presented three- and four-bed homes are selling quickly, while properties needing major updates tend to linger unless priced very keenly.

Chloe & Katrina’s Fast Sale in Orton |
When Chloe and Katrina decided to sell their three-bed semi in Orton, they worried the market was slowing.
Instead of waiting, they priced sensibly, staged the home with a fresh coat of paint and rented a storage unit to clear clutter.
Result? Four viewings in the first week and an accepted offer just ยฃ5k under asking within ten days.
Takeaway: sellers who adapt to the market, rather than fight it, often move faster and with less stress.

Why Hampton Homes Sell Faster |
Peterboroughโs Hampton neighbourhoods of Vale, Hargate, and Centre are proving hot spots for sellers right now.
Chloe & Katrinaโs friends, Mark and Aisha, just sold their townhouse in Hampton Vale:
Whatโs driving demand?
Families like the modern layouts, off-road parking, and proximity to Serpentine Green shopping centre.
Commuters also rate the easy A1 and A605 links.
Takeaway: if youโre selling in Hampton, donโt underestimate the draw of schools and convenience theyโre deal-makers.

Station Quarter Plans Take Shape |
Peterboroughโs Station Quarter redevelopment is moving closer, with early works expected to start next year.
The ยฃ65m scheme promises a new station entrance, better transport links, and offices designed to attract employers.
Not everyoneโs convinced. Petra, who commutes daily to London, says:
But Asif, who lives nearby, worries about disruption:
Love it or hate it, the project will reshape first impressions of the city. For sellers, improved transport could mean higher values in the long term.
Will the Station Quarter be a game-changer or just more chaos?

The Smallest House in Peterborough? |
Tucked away near Millfield, thereโs a two-up two-down cottage thatโs earned the nickname โThe Dollโs Houseโ among locals.
Barely wider than a single garage, it once sold for less than ยฃ40k in the 1990s but similar tiny homes in the area now fetch over ยฃ160k.
Estate agent Laura (who showed it back in the day) joked:
Itโs proof that even the quirkiest homes can ride the market wave. Small can still be mighty if the locationโs right.
